The Board appreciates all of you cooperating in our leash and pet pick-up
rules. Any questions about who can have a dog at Seasons and the rules
regarding pets, please read on.
Seasons on Mount Snow Condominium
Owners Association has Rules and Regulations, which have been in place since the recording
of the Declaration of Condominium in the mid-eighties. These Rules and
Regulations may be changed by the Board of Directors. Such changes occur
rarely and only after much deliberation among the Directors and consultation
with management. Once a change is made, notice is given to all owners and
to realtors in the Deerfield Valley. (To read the entire set of Rules and

Rule 10, regarding "pets," is very strict. Under the rule as
originally recorded, only unit owners may bring pets to Seasons. From
the beginning, the privilege has not extended to guests of unit owners or to
renters. A very limited exception to this was made In the
mid-nineties when the Board amended Rule 10 to allow "seasonal renters"
to apply to the Board for permission to bring a dog to Seasons. A
"seasonal renter" is anyone leasing a unit at Seasons for a lengthy period of
time , e.g. two months in the summer or an entire winter season.
After amending Rule 10, the Board adopted a procedure by which unit
owners and their lessees could apply for this limited, special privilege.
The procedure adopted is a strict one, meant to underscore the serious nature
of the responsibility of a pet owner at Seasons and to reinforce the standards
of behavior expected of all pet owners and their pets while at Seasons.
Seasons owners and realtors in the Deerfield Valley have been notified about
these Rules and Regulations and of the procedure to be followed when
applying for permission to bring a dog to a rental unit at Seasons.
APPLYING for the privilege does NOT equate with RECEIVING the
privilege -- it is not automatically granted, and the Board's GRANTING or
DENYING permission
for a long-term renter to bring a dog to Seasons HAS NOTHING TO DO WITH THE
LEASE AGREEMENT, a contract between a unit owner and a renter to which neither the Board, nor management, nor
the COA are parties.
ONCE GRANTED, PERMISSION MAY BE TAKEN AWAY, EVEN FOR REASONS NOT DIRECTLY
RELATED TO THE PARTICULAR UNIT, THE UNIT OWNER, RENTER, OR RENTER'S DOG.
Again, such an action by the Board HAS NO IMPACT ON THE LEASE unless the
agreement includes a provision to that effect.
If
you are an owner who is willing to allow your long-term renter to bring a dog
into your rental unit, you and your lessee must follow the Board's procedure for
seeking permission. Both unit owner and long-term renter must participate actively
in the process.

Rule 10. (from
current Rules and Regulations of Seasons on Mount Snow Condominium Owners
Association)
With the exception of pets belonging to Unit Owners, no bird or animal shall be
kept or harbored in the Project unless the same in each instance be expressly
permitted in writing by the Board of Directors.
This privilege is not extended to renters without express permission of
the Board of Directors, which may be appropriate in cases of seasonal rentals.
In no event shall dogs be permitted in any of the public portions of the
Project unless carried or on a leash. Pet
owners are responsible for any damage caused by their animals, this includes
picking up and properly disposing of any fecal matter deposited by an animal in
the Seasons Common Area or Limited Common Areas.
Owners violating this rule will be notified in
writing by management. Repeated
violations will result in suspension of a Unit Owners
privilege of keeping pets at Seasons as well as fines for damage to the
common area. The Owner shall
indemnify the COA and the Board of Directors and hold it harmless against any
loss or liability of any kind or character whatsoever arising from or growing
out of having any animal in the Project.
